Who it is for / For real estate

Your marketing, in one conversation, between viewings.

Creaiter researches what buyers in your area actually search for, writes the neighbourhood guides and listing copy, sends the follow-up email, and schedules the social posts. It does not connect to your MLS or your listing feed, which is stated here rather than discovered later.

Creaiter makes the product described on this page, so read it as the maker's own pitch and check the limits section before deciding anything.

The listing goes live and you have about four days where attention is worth something. In those four days you also have three viewings, a survey to chase, a vendor who wants a call, and a buyer who is going quiet in a way you recognise. The marketing that would actually help is the marketing that gets skipped, every time, because it is the only item on the list without a person waiting at the other end of it.

The second problem is that most estate agency marketing is about the property, and almost all of the searchable demand is about the area. People search for what a neighbourhood is like to live in, what the schools are, what the commute costs, whether it floods, long before they search for an address. That content works for years and gets written by almost nobody, because it is never urgent.

Creaiter is one chat that does the marketing work rather than handing you five dashboards. You ask in plain language and it researches the terms people in your patch actually search, writes the piece, scores it for search while you edit, publishes it to your site, sends the email, and drafts and schedules the social posts. One thing to settle now: Creaiter has no MLS or portal integration. It does not pull listings, prices or photographs from a feed. You bring the property details; it does the marketing around them.

Area content is the asset, listings are the moment

A listing page is worth something for about a fortnight and then it is worth nothing, because the property is gone. A page explaining what it is genuinely like to live in one neighbourhood keeps working for years and quietly builds the thing you actually need, which is being the agent whose name appears when someone in your area starts looking.

This is the highest-return content available to an estate agent and it is the least written, because it never feels urgent next to a live listing. The work is not hard either. It is knowing which questions people actually ask, and then answering them properly rather than in three paragraphs of estate agent adjectives.

Creaiter starts from real search data for your area, so the guide covers what people are searching rather than what you assumed they cared about. Then it drafts it in your voice and publishes it to your site.

  • Neighbourhood guides built from what people actually search
  • School catchment and commute explainers
  • First-time buyer questions answered properly
  • Local market updates you can publish monthly
  • Seller guides for the part of the year people decide

Listing copy without the adjective pile

Most listing descriptions read the same because they are written under time pressure from the same mental template. Deceptively spacious. A wealth of natural light. Must be viewed to be appreciated. Buyers have learned to skim straight past all of it to the floorplan.

Give Creaiter the actual details, the room dimensions, the things you noticed on the walk-through, the reason the current owners are sad to leave, and it will write a description that says something. It writes in your saved voice, so the whole set sounds like your agency rather than like whoever typed that one.

It will also produce the short versions you need for the portals and the social caption at the same time, from the same details, so you write once.

Follow-up is where deals are lost quietly

The viewing happened, they said they would think about it, and then nothing. Not because they were not interested, but because eleven days passed and something else took the space. Follow-up is the highest-value marketing task in this business and the one most reliably dropped, because it is invisible when it does not happen.

Creaiter writes and sends the email, and it can run a sequence rather than a single message, so a buyer who viewed on Saturday hears something useful on Wednesday without you remembering. It is written from the property details and your voice rather than from a template everyone else is also using.

It sends SMS too, with opt-out handled automatically and the segment cost shown before you send, which matters because texting a list of thirty people is genuinely cheap and texting a list of three thousand is not.

What Creaiter will not do for you

It is not connected to your MLS, your portal feed or your agency software. It will not pull a listing in, and it will not push one out to a portal. If a property's details change, nothing updates automatically, because nothing is linked.

It is not a CRM. It does not hold your buyer and vendor records, track a chain, manage a pipeline of offers, or tell you who to call today. If you have agency software doing that, keep it; Creaiter sits alongside rather than replacing it.

It also does not do property photography, floorplans, virtual tours or video walkthroughs. Those are the other half of listing marketing and they are somebody else's job.

Creaiter fits if

  • You are an independent agent or a small office without a marketing person
  • You know area content would work and never get to it
  • You want listing copy, the portal short version and the social caption written together
  • You want viewing follow-up to happen without you remembering
  • You publish to WordPress, Wix, Vercel or a custom site

Look elsewhere if

  • Anyone needing MLS or portal integration, since Creaiter connects to neither and will not pull or push listings
  • Agencies wanting a CRM for buyers, vendors, offers and chains, which this is not
  • Teams who need property photography, floorplans or virtual tours produced
  • Large agencies needing per-branch permissions, territory rules and franchise-level brand control
  • Anyone who needs compliance-checked advertising copy reviewed against local property advertising rules

Common questions

Can Creaiter pull my listings from the MLS automatically?

No. There is no MLS or portal integration of any kind, so listings do not flow in and nothing you write flows out to a portal. You paste or type the property details and Creaiter writes the marketing around them. If automatic listing sync is a requirement, this is the wrong tool and it is better to know now.

What kind of content actually brings in local sellers?

Area content, consistently. Guides to individual neighbourhoods, school catchments, commute costs and what the local market is doing this month. It works because people research the area long before they choose an agent, and it keeps working for years, unlike a listing page that dies when the property sells.

Can it write property descriptions that do not sound generic?

It writes from the details you give it, so the output is only as specific as the input. Give it room dimensions, the things you noticed, and why the current owners are leaving, and you get a description that says something. Give it three bullet points and you get the same adjectives as everyone else.

Does it handle follow-up texts to buyers?

Yes, with automatic STOP handling, a permanent suppression list, and the segment cost shown before you send. Be careful about consent: a number given to arrange a viewing is not consent to receive marketing, and in some places that distinction carries real penalties. Ask separately and record the answer.

What does it cost for a single agent?

Creaiter is in free early access right now, which means the whole product with no card. That is not a free trial and it is not a promise that it stays free forever. Pro at twenty nine dollars and Business at ninety nine dollars are planned and cannot be bought today.
